Unexpected design elements distinguish the City of Bunbury Depot from the other buildings in this industrial precinct. When Veen’s Design Group were asked to combine 3 existing depots in different locations onto one new location, Veen’s looked to create not just a functional space but a structure that was interesting with an unconventional façade. The new location needed to update all the depot’s infrastructure, landscaping bunkers, provide general storage, vehicle wash down bays, accommodate the sophisticated technology, staff and admin offices. The new buildings incorporate 1718m2 of workshop, 120m2 of workshop offices and 376m2 of general storage in one main shed. The separate 980m2 of office building has a custom orb blade wall that features signage from the street, separating the front admin and reception from the offices, staff room, and ablutions. The reception entry has an angled canopy reaching under the feature ultrabond wrapped fascia. Usually, you see the peak of the office and shed roof from the street. In contrast, we treated the front façade and had some fun with the design and concealed the roofline behind the blade wall. The feature boxed window trims are coloured to match the wrapped fascia to add colour and detail to what would otherwise present as a plain elevation. Internally the vivid orange façade colour was reflected with splashes in the carpet layout and kitchen cabinetry. The design creates a sense of space with the glass panel walls on the single offices that look into the large central open space workstations and opposite to the external surrounds. The maintenance depot, landscaping depot and civil works depot including the engineers from the central office now all now work alongside each other in a clean, ordered and fully functioning building on the one location.

“Nestled into the side of a hill with sweeping views to the Darling Range, catching the sea breezes from the south-west stands this unique house. The challenging triangular 693m2 block with a 4m gradient and 183m easement presented challenges that ultimately pushed the boundaries resulting in an extraordinary modern-rustic north facing 3 level home. Land use was maximised by taking advantage of the easement and slope to dig the garage and workshop into the hillside. The difficulty of this exercise confirmed by the 2018 MBA award for Excellence in Construction on a Challenging Site.
Featuring open plan living with jarrah timber floors from the family farm on the ground floor and stairwell with a feature double glazed window the length of 1½ levels. Marri cabinetry, also from the family farm, mixed with stone and laminex that gives the home soul whilst complimenting the polished concrete floor finish on the first floor.
Energy considerations include climate controlled vergolas, functional and artistically designed Corten coloured screens to the west and east that can shelter or expose the glass to the sun’s rays, sliding cavity walls that create zones for heating and cooling, sliding cavity glass walls on the first-floor living creating seamless transitions from living to the expansive balconies. Further environmental considerations are the 28,000 litre water tank and 5kw solar panels.
The ground floor living looks out to a copper water feature and pond, down the expansive steps, across the cobblestones to the northern facing gardens surrounded with Corten coloured vertically louvered and rendered panels.
This project honours Veen’s Design Groups skill in design of this modern-rustic home in ‘old’ Bunbury that sympathises with the suburb yet stands proud in its surrounds.“

Category New Commercial & Public Buildings up to $2m
Treendale is an ultra-modern community sprouting up just a short drive from Bunbury. Treendale’s Commercial Precinct is located in a most prominent location on Grand Entrance, in very close proximity to The Junction Shopping Centre.
Veen’s Design Group was engaged to design 2 tenancies on a vacant corner block between the new Bunnings and the Junction Shopping Centre that had an element of difference & strong street presence on a $1M budget.
Expecting one tenancy to be a mechanic, the other tenancy was a complete unknown. With this in mind a simple split down the centre of the concrete tilt up panel construction was decided. As a diversion away from the square type elements in the new subdivision 2 curves with their backs to each other to define the 2 tenancies.
Against the dark tinting of the windows and fixed louvre features Veen’s cleverly incorporated a wood panel fill to further separate the window from the curve and highlight the curve with a striking finish.
Now fully tenanted this development is buzzing. Veen’s are proud to have satisfied their client with a modern, stand out design that was versatile enough to attract 2 such different tenants, provide a good return on investment with little maintenance so they can enjoy sailing their boat into retirement.

2017 BDA WA Award Winner
Category Best Commercial Alteration – Addition up to $1m
Enable South West are a not-for-profit organisation that provides support to individuals and their families living with disability, mental health issues, ageing and short or long term health issues in their home and in their community.
Impressed with Veen’s Design Group’s previous additions in 2011, Enable engaged their services once again to provide new additions and alterations to Enable South-West to accommodate the needs of their expanding business. The client brief was to maximise office space for the provision of future staff, additional board room and meeting areas, and to provide additional staff services including staff rooms and quiet zones for staff to take time out. A new reception area and entry canopy were also designed plus a lot more storage.
The existing facade was a mix of heritage and modern, so the new extension required integration with these two styles. A feature timber cladding was selected to break-up the colourful facade. This was also used in the Reception area, providing a link between the internal and external design.
Future provision for a second story was included in the design, to accommodate the potential future needs of this expanding business. The second story floor structure was built into this stage of the project, in order to accommodate this.
The wall on the SW corner had extensive storage innovatively added inbetween the wall blades following the passage through to the board room.
CEO Rob Holmes expressed his delight at the seamless transition between the old and new, ‘hidden’ storage, functionality AND all within budget.

Nestled on the prominent southern entry to the City of Bunbury is the South West Wellness Centre hub services the region with a variety of community services. The Community Home Care facility is the new administration offices with a public function centre. The Technology Assisting Disabled WA provides facilities to provide disabled appliances and custom made furniture and fittings for special needs. The Men’s Shed is a nationally acclaimed project that fits well within the service ethos of the Centre.
Veen’s Design Group cleverly integrated the staged design & staged construction creating an easily accessible hub for all three Not for Profit Organisations, with an design approach that supports future growth and flexibility.
